Data Platform for Manufactured Homes:

At IVRAS Inc, we provide a unique and powerful data platform specifically designed for professionals in the manufactured home industry. Whether you're a dealer, broker, appraiser, management company, mortgage broker, or finance lender, MHagent.com delivers the critical information not typically available through standard MLS services.

Sales Data:

We provide sales data for manufactured/mobile homes (MH) for the State of California that is updated weekly. Our sales data extends back 3 years so Appraisers can meet USPAP Standards Rule 1-5 (b) when developing an assignment. Our search does not limit you to a specific community. Instead, we focus on zip codes. For instance, an appraiser may find the community where the subject home is located has limited sales, or the home is single-wide, and the lender guidelines stipulate to use only single-wide sales. This may require the appraiser to go out of the community to find comparable sales. Since our searches are not limited to any specific community but more so, to the first 3 digits of the zip code, this allows the subscriber to do a broader search and quickly find similar sales. Let’s face it, some MH communities use the same address that differs by space number, and others have varying addresses, our method of searching will show all sales are obtained for a specific area providing a better result.

History Property Report:

Our historical records gives access to over 1.4 million records collected over more than a decade. Our report allows industry professionals to verify the HCD activity pertaining to the specific HCD decal of the manufactured home. Perhaps you need to know if the MH is new or used? Or has the home associated with the decal been deemed salvaged? Has the home been reported as being moved out of state or to a new location? Did you know that if a home has been moved from its original location as indicated on the Manufacturer’s Certificate of Origin (MCO) Fannie Mae, Freddie Mac, HUD, and VA will consider the home ineligible for financing. With our reports you will be able to search using the HCD Decal, which may help in determining if the home was moved.

Community Fact Sheet (CFS):

The Community Fact Sheet was designed as a collaboration page where all subscribers can print, update, or view. The webpage provides FEMA flood maps for all communities, images, community maps, density of community, and much more. If assistance is needed updating a poor-looking community map, we can help! Simply upload the map you have and send an email to support@ivras.com requesting to please update, and we will gladly, recreate it. It’s Important the space numbers are legible.

Listing Services Included:

Our subscribers also have the benefit of listing their manufactured home at no additional cost. Add your images and fill out the questionnaire form, then submit and your listing is added to our landing page. When interested buyers search the website, all generated leads are sent directly to you. To diminish false or automated submissions the inquiries are vetted. Listing can be printed out and used as a flyer for Open House events or to place in the brochure holder on For Sale signs.
